Buying a Home, Step by Step
Buying a home is a big decision. We'll help you understand each step, find the right property and get to the closing table with confidence.
The Buying Process
Step 1: Talk With Us
We start with a conversation about what you want: location, size, budget, timeline and must-haves. There's no cost or pressure to have this talk.
Step 2: Get Pre-Approved
A lender pre-approval shows you what you can comfortably afford and tells sellers you're a serious buyer. If you're paying cash, you'll typically need proof of funds instead.
Step 3: Tour Homes
We'll set up showings for homes that fit your list and help you compare them honestly, including things that don't show up in photos.
Step 4: Make an Offer
When you find the one, we'll help you decide on price and terms based on recent local sales and the condition of the home, then write and submit your offer.
Step 5: Due Diligence and Inspections
Once your offer is accepted, you'll use the due diligence period to inspect the home, review the property and confirm it's right for you.
Step 6: Appraisal and Financing
If you're using a loan, your lender will order an appraisal and finish underwriting. We'll keep in touch with everyone involved so deadlines don't slip.
Step 7: Closing Day
You'll sign the final documents with a closing attorney, funds are transferred, and you get the keys. It's closing time!
First-Time Buyer Tips
Know your full monthly cost.
Include taxes, homeowners insurance, any HOA dues and, where needed, flood insurance, not just the loan payment.
Save for more than the down payment.
Plan for closing costs, inspections, the appraisal, moving costs and a cushion for repairs.
Ask about assistance programs.
Your lender can tell you about first-time buyer and down payment assistance programs you may qualify for.
Don't make big financial changes.
Avoid new credit cards, car loans or job changes while you're under contract, if you can.
Get an inspection.
Even newer homes can have issues. An inspection helps you make an informed decision.
Ask questions.
There are no silly questions when you're buying a home. We'd rather you ask than guess.
Buying in South Carolina: Good to Know
This is general information, not legal advice. Your attorney and lender can answer questions about your specific situation.
Attorney Closings Are Standard
In South Carolina, real estate closings are handled by a licensed attorney. The closing attorney typically handles the title search, prepares closing documents and oversees the signing and transfer of funds. Buyers generally choose their closing attorney.
The Due Diligence Period
Many South Carolina purchase contracts include a due diligence period, a set number of days after your offer is accepted to inspect the property, check insurance costs, review surveys and confirm the home fits your needs. The terms, including any due diligence fee, are negotiated in your contract. We'll explain your deadlines clearly and help you keep track of them.
Rural and Lake Properties
If you're looking at land or homes outside town, ask about well and septic systems, flood zones and road access. See our Lake Marion Land page for more.
