Fawn Pedalino, Broker-in-Charge of Closing Time Realty

Meet Fawn Pedalino

Fawn M. Pedalino was born in Charleston and raised in the Summerville area. She graduated from Summerville High School and later attended Trident Technical College. After high school she took the entrepreneurial path: building a family, starting a business, and completing years of EMT training while working in the field.

She has lived in Clarendon County since 2010 and resides in Turbeville with her husband, Joseph, and their two daughters. She also serves in the South Carolina House of Representatives, representing District 64 since 2022.

Background

Before real estate and business ownership, Fawn spent about a decade in public service as an EMT with the 911 system and in critical-care transport. In 2011 she received the EMS Ice Award for going above and beyond during a multi-hour rescue. That background still shows up in how she works: stay calm, communicate clearly, and put the person in front of you first.

She and her husband own Southeastern Technology, a Clarendon County IT company providing commercial IT services. She also serves as the company’s CFO. Running a local business has given her a practical view of contracts, timelines, vendors, and the cost of getting details wrong — the same skills that matter at closing.

Fawn is a licensed realtor and a member of the Sumter Board of Realtors and the National Association of Realtors. As broker-in-charge of Closing Time Realty, LLC, she represents buyers and sellers across South Carolina. The firm serves lake and coastal markets, growing suburbs, farmland and acreage, first-time buyers, relocations, and clients relocating to South Carolina.

She is a proud member of the Edisto Natchez-Kusso Tribe (Edisto Indians), with family roots in the Santee River and Clarendon County region. That history is part of why homeownership is not abstract to her. It is personal.

Public Service

In 2022, Fawn was elected to the South Carolina House of Representatives for District 64, covering Clarendon and Sumter Counties. She took office that November. Her work in the General Assembly has focused on constituent service, school safety, practical education standards, public safety, infrastructure, and economic development in rural communities. She has helped attract major private investment to the district and has worked to secure funding for fire stations, law enforcement training, and other local needs. The Sumter Item named her Best Elected Official three years in a row.

That public work is separate from her brokerage, but it is part of the same story: she is invested in the people and places she represents at the closing table.

How She Works

  • Market knowledge first — pricing, neighborhoods, and what actually sells
  • Straight answers on inspections, timelines, and negotiation
  • Hands-on communication from first showing through closing
  • Respect for first-time buyers, relocating families, land sellers, lake-home clients, and clients crossing state lines
  • A brokerage standard you can reach: you talk to the broker, not a rotating desk

Closing Time Realty is built around a simple idea: the closing should feel earned, not rushed. Fawn’s job is to protect the client’s interest, keep the process moving, and get them to the table with no surprises they did not already understand.
